Oh dear. Calling a terraced middle house a semi-detached house just because it only resembles one of its two neighboring houses is typically bold realtor behavior. I don’t see any reasonable divisibility here, so the property would be disqualified in my eyes because of its oversize.

Hofheim is very expensive, in my opinion incomprehensible considering the fact that there’s nothing else to do there but count money or hang dead over the fence. If you want to go out in the evening, you have to go to Frankfurt. Besides, the wonderful Rheingau is so unbelievably close by that there’s absolutely nothing drawing me to Hofheim. It’s basically Bielefeld (but size-wise more like Herford) for Hesse. You don’t need it, to put it mildly. 748 million, no thanks.

I have now taken a look at the exposé. You really have to do everything to make it look nice. Just the entrance alone – it must have been a two-family house once. Hideous. With the layout (which I find a disaster), the appearance of the old two-family house, and the necessary renovations, it wouldn’t even be worth a glance for me – unless you invest several hundred thousand euros more to really turn it into a beautiful single-family house.

I don't find the heaters bad at all. The toilet would be more of a priority.
Do you have the budget? That's already quite a wad...

The budget is still there, of course not unlimited, but still six-figure. Whether it fits the house (or if we'd have to finance half a hazardous waste dump), I'm currently trying to figure out (and the toilet was still on the to-do list ;)). We're definitely lacking experience/feeling there.

The second windowless wall of the supposed semi-detached house also struck us negatively. But compared to almost all other "official" terraced houses, it's pleasantly wide and not a narrow corridor.
The price is indeed normal for the area (even cheap, but that doesn't depend on the extent of renovation required) and we've looked at Hofheim. It seems relatively well-equipped among similarly sized towns in the area (it almost has a town center ;)). Also, the orientation is right (at least for one half of the planned grandparents).
Rheingau has no S-Bahn connection...

The house is apparently gone, or at least the agent hasn't replied to our email about a viewing appointment for days. It would be strange if it worked out the first time... Maybe we'll get in touch again about another property sometime :) .

Learned something again. You don't email realtors if you really have interest. Email is like spam. Just pick up the phone directly ;-)
