Yes, because the bank doesn’t earn anything from it otherwise. We will take out building insurance with the bank so that the application can be submitted.

The conditions apply at the time of application. Anything else wouldn’t make any sense, right?

The conditions will definitely increase; this has also been confirmed to me by several parties!

According to our bank, the conditions apply when approved by the NRW.Bank. However, you can’t rely much on their word, as I realized ;) This creates the risk that if interest rates rise, you have to withdraw and will then be blocked from KfW for 6 months.

The KfW has just raised the interest rates for 261. The NRW.Bank as well. The leaflet of the NRW.Bank states: "The final interest rate will be agreed with the house bank when the refinancing loan is approved." Of course, that's bad, but what can you do. We will dare it anyway. The blocking period of the KfW does not apply if you change the project (for example from 50 EE to 70 EE).

Hey, do you also think that the conditions for our/your project definitely won't get better than the current status KFW 261 and NRW.Bank?

Or wait and see if KfW offers alternatives?

KfW has already announced the supplementary loan (KfW 358/359) for renovation measures. What else big is supposed to come this year? Of course, one could speculate on generally falling interest rates. I currently think the combination "NRW.Bank Sustainable Living" and KfW 261 is unbeatable in terms of conditions. Only a crystal ball can tell what the future holds. Our concern is that the interest rates for KfW 261 will continue to rise in the next few weeks. They have already been raised twice since 01/19. When do you want to start with the renovation?

Well, I have now spoken with the bank and the energy consultant. The EC will finish the planning for our project within a week, the architect a cost breakdown. Then the bank can apply for the loans. And then we will start planning our renovation! So detailed floor plans, tendering of the trades, etc.

How are you planning that?
