Great that everyone is cooperating so quickly. I’m keeping my fingers crossed that the conditions remain low in the meantime! Our bank will probably submit the applications to the NRW.Bank on Friday.

We have had all the documents together since August 2023 because we originally planned with housing promotion for owner-occupied residential property. We have now been waiting for the approval for 6 months.

As soon as the financing is secured, we could basically start immediately.

By the way, you are allowed to combine KfW 261 and BEG individual measures again. So if you have costs for energy-efficient renovation that exceed 300,000, you can have them subsidized via BAFA.

What exactly does that mean, can you clarify it with an example?

Our costs will exceed 300k for the energy-efficient renovation!

Do you already have a breakdown and calculation of the eligible costs for the KfW funds? Only certain costs can be billed through 261.

I will perhaps explain it best using our example. We have eligible costs amounting to approximately 180,000. Since we can only bill 150,000 for our residential unit through 261, we exclude the windows from 261, pay for them through the NRW.Bank loan, and have them subsidized via BAFA. Other eligible measures are, for example, roof renovation or measures on the building envelope such as cavity insulation. Only the heating system must be compensated through KfW 261 under an EE standard.

Is that understandable?

Hello, the interest rate for KFW 261 seems to go up every day? What do you think, will the interest rate go down again? It's really crazy!

Wow, a jump of almost 0.3. That's now almost 1 percent more than at the end of 2023, right? Honestly, I don't understand how KfW determines the interest rates. When construction interest rates on the market fell in autumn, KfW started to raise their rates... Even in January, when rates fell again, they took a step upward. We are one day late. Just last night we received the final loan decision and today the documents go to KfW and NRW.Bank. Maybe the rates will go down again once the budget funds for 2024 are really released or as soon as the new funding programs start?
