Sure, the interest rate is okay. But with the total costs, 2x KFW 261 for 1200 € and then 250k from the bank, that makes a payment of 2,400 €. That’s still quite a hefty amount, even with our income!

That's up to you, not the KfW or the subsidy. A smaller unit with just one residential unit is usually sufficient – then you save a lot on the payment right away.

I thought about it again and an income tax credit is stupid because it favors higher incomes. That doesn't help the old granny. But for me, it's about the >100%. From my point of view, an interest-free loan or even an indefinite loan until inheritance or sale or things like that would make sense...

Hello,

I have seen that there are still relatively active responses here and wanted to quickly share my scenario, maybe someone will find a helpful answer. We are currently planning to renovate our two-family house because due to a change of ownership (inheritance) the >30-year-old heating system has to be replaced. The property has a total of 280 sqm divided into 160 and 120 sqm, the smaller part dates from 1965 and the extension from 1982, energetically probably around class G or even H.

Since you are already somewhat familiar with the topic and a bit more advanced than we are, I wanted to ask how you would approach the whole thing, especially with regard to the possibility that apparently subsidies from KFW & BEG EM are possible again. As of now, it will probably remain 2 residential units (3 not possible according to the authorities) and aim for KFW 55 EE+SerSan, I can't say anything yet about WPB, since there is no energy certificate. That would give us a loan of 310,000 + outstanding financing with additional costs either through a loan or equity. But now I am reading here something about €2500 per sqm renovation costs which would mean a volume of €700,000 for us.

Maybe you could list the largest items in your renovation plan if you want, so that one gets a feeling for what each measure costs. Also regarding the subsidies with BEG EM and KFW, do you already have a plan which measure might be better or prioritized to carry out with BEG EM, or does that only come into question when the loan limit is exceeded, just like the question whether one can automatically submit an iSFP through the KFW loan, which supposedly gives 5% more with the BEG EM.
