Topic budget - please read and browse the forum for several hours and realize that the house price is not the final price. Additional building costs and outdoor facilities can severely strain the budget.

... how often has a prospective builder already found their dream property?! Just like with you, it can be due to builders, immoral contracts, poor soil conditions, tightly designed development plans, and uncalculated costs that one has to leave the dream behind several times.

My subjective impression, or my feeling, is that quite a few things have gone wrong, the truth has not always been told, and no trust could be built with the construction company. The probability that the execution will not be very good, the final price too high, or the communication poor even during the detailed planning would be, for me at this point, a reason to distance myself from the whole matter. As I said, just my impression from your account. Otherwise, I fully agree with .

Principle: do not hastily sign anything where you do not understand the context - neither a preliminary contract nor a property search agreement...

From a well-known and very good prefabricated house builder, the base model was basically a single position of a certain size according to the construction service description; then there were 12-13 positions of upgrade options on top that we had already included beforehand. But these were rather minor things like a conservatory, a pull-down attic ladder, or a higher-quality heating system, additional windows, or more square meters of tiles, etc.

A very bad prerequisite.

You have already received hints about possible legal pitfalls. And also said that the house price != final price.

Good idea. But is it still necessary if there are already warehouses on it? It is a former site of a (non-toxic) workshop that was still in operation until last year.


The first rough offer from TAFF allegedly includes both. I have also already been to the financer (Dr. Klein) and he also pointed out these items and included them in his calculations. Financing should be okay so far, I feel very well advised by Dr. Klein, also regarding contingencies.


Not really! I’m just cautious and trying somehow not to increase my potentially lifelong debts.
So far, I haven’t found a house building company for which I haven’t found negative reports. And everyone tells me that building always ends up being more expensive in the end.
We only had one appointment with TAFF so far, the rest I put together myself from the net. So not much has really happened yet.

Well, I would expect something tangible instead of just the first offer saying “Interior finishing: €90,000”. I don’t think that’s something to sign... or is that normal?
I hope to argue with a price comparison: Why does the interior finishing cost €10,000 less with comparable customer X? etc.

The construction service description might already come tonight.

I will not rush headlong into a home just because the plot fits, I will read extensively and also read the contracts carefully. With the little time I had, it was more about finding such pitfalls and getting good advice - as I have already received here - which you also find if you have a bit more time.
