Keyword building ground survey, have it done before purchase
Good idea. But is it still necessary if there are already warehouses on it? It is a former site of a (non-toxic) workshop that was still in operation until last year.
Incidental construction costs and outdoor facilities can extremely strain the budget.
The first rough offer from TAFF allegedly includes both. I have also already been to the financer (Dr. Klein) and he also pointed out these items and included them in his calculations. Financing should be okay so far, I feel very well advised by Dr. Klein, also regarding contingencies.
My subjective impression, or my feeling is that quite a bit has already gone wrong, not always the truth has been told, and no trust in the construction company could be established. The likelihood that the execution will not be very good, the final price too high or the communication also poor during detailed planning would, for me at this point, be a reason to distance myself from the whole matter.
Not really! I’m just cautious and trying somehow not to increase my potentially lifelong debts.
So far, I haven’t found a house building company for which I haven’t found negative reports. And
everyone tells me that building always ends up being more expensive in the end.
We only had one appointment with TAFF so far, the rest I put together myself from the net. So not much has really happened yet.
Principle: do not hastily sign anything you don't understand the context of - also no preliminary contract or land search contract...
Never. Especially here I can’t be cautious enough; after all, this will determine a large part of my future life (and that of my children etc. pp).
there is, in my taste, also too much horsepower on the street...
um... what does that mean concretely?
That helps you little. Besides, why should he break down much for you?
Well, I would expect something tangible instead of just the first offer saying “Interior finishing: €90,000”. I don’t think that’s something to sign... or is that normal?
I hope to argue with a price comparison: Why does the interior finishing cost €10,000 less with comparable customer X? etc.
The construction service description might already come tonight.
I will not rush headlong into a home just because the plot fits, I will read extensively and also read the contracts carefully. With the little time I had, it was more about finding such pitfalls and getting good advice - as I have already received here - which you also find if you have a bit more time.
