I still had that in mind from their description on the homepage. But it could also be that it refers to the shell construction, so that the cables can be laid. One-sided refers, in my opinion, to one side of the wall.

The construction services specification actually only states this:

8 mm exterior plaster with full-surface fabric insertion (that seems to me like the cheaper option?)
60 mm wood fiberboard WLG046 serves as plaster carrier board (identical?)
200 mm timber stud frame made of engineered solid wood (identical)
200 mm stone wool WLG 035, in the gaps of the stud frame (identical)
15 mm OSB board, windproof glued, to form the first windproof layer (identical)
60 mm battens serve as installation layer (identical)

The rest is completely missing. However, there is a sentence that I had already noted and that puzzled me before: "After completion of the exterior wall by the client, with the materials specified by TAFF-Haus in the indicated material thicknesses, the U-value is 0.132 W/m²K and the total thickness of the exterior wall is approximately 37 cm."

Completion of the exterior wall by me? What?
In the drywall section of the specification, fortunately, the rest is included with 60 mm stone wool, gypsum plasterboard, SD100 foil and gypsum plasterboard again. However, there are no thicknesses specified for the gypsum plasterboard, I would note that.


Construction services specification:

Interior walls are clad on one side with OSB boards. The other side of the interior walls remains open. Structure:
100 mm timber stud frame made of engineered solid wood (possibly also 120 mm or similar, e.g. for structural requirements)
15 mm OSB board

Again the sentence: "After completion of the interior wall by the client, ..." and in the drywall section then 100 mm stone wool insulation, on the open side gypsum plasterboard and again gypsum plasterboard on both sides. Here also no thicknesses, only the final wall thickness of approx. 15 cm.
I thought the cladding refers only to the OSB boards, meaning double-sided cladding only applies to OSB on both sides...?

Stupid that you can no longer edit your posts after such a short time. I wanted to correct that on the interior wall on the open side, not a gypsumboard but a gypsumfiberboard is planned.

- 55% after construction of the shell
- 10% after completion of exterior plaster and roof covering
- 5% after completion of the services

    [*]No construction end date mentioned.


    [*]Assignment declaration present. In the house-building guide, it is said that in return one should demand a performance bond for the entire construction sum. I cannot find anything like that in the contract. I don’t know what that means overall, but here is the related text:

Assignment declaration
The client must hand over an assignment declaration from their financing institution to the contractor for the total price of the contract no later than one month after the contract has legally come into effect. This assignment secures all contractually agreed payment obligations of the client toward the contractor. Payments to the contractor are made according to the conditions agreed here.
If the client asserts rights under §§ 320, 273 of the Building Code and these are disputed between the parties, then the outstanding amount must be deposited by the credit institution, provided that the client asserts their claims in court within 4 weeks after the first notification. If the client does not assert their claims in court within the aforementioned period, the remaining amount becomes due for payment. This regulation does not imply a reversal of the burden of proof.
If a later extension of the contract results in a higher total price, the assignment declaration must be correspondingly increased or this difference must be paid as an additional payment.
The costs for issuing an assignment declaration or financing confirmation are borne solely by the client.

Assignment of credits
If the client wants to pay the total contract price from their own funds (equity), or if only part of the total contract price is to be financed, the client is obliged to assign the claim for payment of the equity share of the total contract price to the contractor to secure the contractor.

That does not sound very pleasant. Or is that normal?

Difficult formulation. That would mean that basically 85% are paid after the shell is erected. But since you want to have the interior finishing done by them, you have paid far more than the value at that point in time.

Actually, a provider should be able to arrange a properly tailored payment plan for the respective shell house / move-in ready house.

The exact wording is: "55 percent of the contract amount after the construction of the shell house, at this point the building structure is erected, windows, roller shutters, and front door are installed, and the roof is watertight."

That roughly corresponds to about 55% to a maximum of 60% of the work, which is paid with 85%...
The guide also states that the installment before groundbreaking should be a maximum of 3% and after the base slab a maximum of 10%. And if I see that correctly, the entire interior finishing (i.e. €90,000, about one third of the costs) is covered in the very last 5%. I find that quite extreme and cannot imagine that it is common.
