I roughly planned an extra €20,000 as a buffer on the house price to cover the wishes we still have.

House price and buffer are empty. We don't know what is included in them? We have already allocated almost €26,000 at the time of signing the contract. And still have another €15-20k in reserve.

I will take a look at the rest.

I intentionally did not post the house price because then the bashing would probably start :) But I will say it anyway now. According to this drawing and description, the house price would be €143,000

Briefly, what I notice, I just looked at the floor plan. The utility room looks a bit cramped. And the children's room next to the utility room might not be ideal either (washing machine in the evening and so on). Are you planning a ventilation system? As already wrote, try to get a purlin roof. With a truss roof, you can forget about the attic.

What I notice is still missing

Construction supervision
Frost-free foundation (the included 30cm is a joke); if the soil survey turns out bad, it can also cost 15-20K
Surveyor
The entire drainage on the property is missing. The 5K for water/sewage is more than optimistic.

I personally have a problem when public or contractually relevant documents contain a spelling mistake in every other word. In this case, one might assume that the BU is a simple and straightforward person who created this construction performance description because "that's how it is." It certainly has not been reviewed by a notary. How are the interim payments? Maybe the BU will straightforwardly deliver an affordable and functional house – we hope so. I initially noticed that there are no architectural services listed at all... but can one evaluate that? Hmm, surely it will be included without being listed ;) Were sprinkler works included? In other words: the construction performance description is not detailed! Regards, Yvonne

The 30 cm only apply to the slab, the strips are surely 80 deep, which is sufficient. The chance of finding ideal building ground in Brandenburg is quite high. Level, light soil without any rock and such. Not wet, not marshy/boggy. It can go smoothly, but there is the report for that. Yes, the construction service description is simple and not sophisticated. You then have to be able to rely on one word. The price for what is offered is very good.
