However, for various reasons, we withdrew our application today.
The first reason is simply that the costs became too high after reviewing the construction specification. Furthermore, the entire process from plot viewing to house planning made us feel very uneasy and skeptical. The realtor acts as if he knows nothing about TAFF and declares the soil as uncontaminated just by his nose. Everyone knows that during Erich’s time "freilandverklappt" was done and regulations, if they existed at all, were ignored. Well, fauna and flora are not dead there, but as others have already mentioned, heavy metals and co also lurk in the soil. A soil report with a toxicological safety certificate should already be available or at least offered. Maybe everything is fine, but you just can’t rely on that. The plot is just so nice that you can afford that kind of risk. Someone surely won’t care.
The TAFF house consultation itself was very pragmatic and brief. The motivation was very limited. As mentioned above, Ikea style. You are supposed to buy the thing as it is, only an alternative was suggested for the company that supplies the heating. An appointment for consultation with the subcontractor for the heating system was promised but never came. That already shows how well the cooperation works. You felt like a petitioner, although you would leave a small fortune there. Competent sales advice looks different and is the worst we have experienced so far. This is just an excerpt.
The first cost estimate looked the same for us and was, according to the seller, generously calculated. However, there is no reference to additional costs arising from the construction specification. These are not always foreseeable for laypersons and belong in a reputable process. The GTCs have already been widely discussed and are not acceptable to us. Especially with a prefab house, where everything is already planned and there is less potential for delays, such an assignment declaration to the bank with this payment schedule only aims at quick money-making. The customer disadvantage is significant. Such concerns were also dismissed with a shrug upon inquiry. Payment is made according to the progress of construction, it was said. And when asked more precisely what that means, whether the base slab is paid after the base slab and the shell house after the shell house, and then the individual trades sequentially upon completion, this was rejected. But that is not quite true.
Conclusion: The plot is nice, I wouldn’t call it a dream, but for us, everything seemed like it would have become a nightmare, especially since we would have had to push our financial limits and there are too many uncertainties for that.
