Subordinate components such as stairwells, bay windows, conservatories, and also [Lichtschächte] may possibly fall below the boundary distance, in Bavaria for example at about 1/3 of the length on the boundary. Your planner will certainly tell you more about this.

Yes, but 1. I don’t see any subordination here, as it is more than 1/3 large on the east side. 2. ... more relevant, however, I see the slope just like a terrace*. And it must not protrude into the boundary development. I once made a mnemonic that, in principle, a tank can always pass around or by the house. And if not a tank, then the fire brigade. For example, a subordinate bay window can be enclosed for that, but then the 1/3 rule applies. But definitely, I don’t know either! By that, of course, I mean the permit-eligible main terrace, not the second or third terrace that one sometimes builds afterwards as a breakfast or chill terrace.

Here is my garden lounger sketch:
It is only meant as a suggestion... I am also missing some information regarding the chain development, but it doesn't have to be.

I admit: it could still be a little narrower, but that's just how sketches are... for experimenting around
On the upper floor, you could make the overhang as a break-up on the east or south side, or/and exactly where more space is needed.
An “internal” bathroom can get a skylight.

Thank you very much for the sketch. Here I am actually not sure whether this is allowed/wished for. In the classic sense, a terraced formation consists of house, garage, house, garage, house, garage, and so on.

The property on the south side will, I assume, place its garage at our boundary since a "normal" single-family house will be built there. We are practically the last in the chain. I find the garden facing west with about 13m to the street measured from the ground floor nicer than the 6m to the south towards the neighbor's garage.

I actually overlooked the fire protection wall.

I also drew something in PowerPoint again because the drainage in your floor plan bothers me. In my opinion, it has to be somewhere in the south for it to make sense.
The only option I found is something like this:

I don’t know how you calculate, it looks a bit tighter to me

HS row 60cm
Row spacing 110cm
Island 100cm
Distance 90cm

I’m missing 10cm there. An "aircraft carrier" (long island) looks so-so at 90.

For 5 people, 110cm would be too little for me. The XXL dishwasher door extends 64cm into the room, each drawer 45cm, each door 60cm.

The kitchen space according to your plan is more than 4.10m long, I guess.
