Hello everyone,
I am facing the following challenge:
In BW we want to convert a backyard garden plot (surrounded by houses) into building land. The application is already with the district office Tü and will probably be approved in May.
Once this is done, we want to start planning a single-family house. For this, 2 parking spaces must also be designated.
We are now preparing how to divide the plot, as we are somewhat restricted due to the access.
Rough data:
- Plot is 27 x 18 meters
- House should have 2 full floors and about 160 - 180 sqm living space (no basement)
- Currently planning with approximately 12 x 9 meters
- Garage (or carport) at least 6 meters long. We only have 1 vehicle (5.20 length), but must designate 2 parking spaces. Possibly we will get a second vehicle.
- We definitely want a shed / garage extension which is ideally connected to the garage.
In the attached picture (Grundstück.jpg) the plot (cleaned with Photoshop) can be seen from above. The access is only from the west and is currently planned to be 3 meters wide.
It is the plot marked in red.
There is no development plan and also no building window. This means it must adapt to the surroundings and have at least 2.5 meters distance from the boundaries.
Now I have certainly developed about 10 variants of how I could place things.
I have also attached my 4 favorites.
V1:
House 12 x 9
Garage 6 x 6
Shed 6 x 3
Positive:
- Garage and shed are tidy.
Negative:
- House not square and possibly difficult with gable roof
V2:
Positive:
- Large courtyard for the children
Negative:
- Garage far from the house
V3:
Positive:
- Garage and shed are on the northeast side and do not get midday sun. However, then office and guest WC would have no window or only a window facing the garage (according to currently planned floor plan)
Negative:
- Feels like the whole plot is paved, which of course is more expensive.
V4:
Positive:
- You could use one carport or garage for something else as long as you only have 1 car
Negative:
- Takes up a lot of space
I am really desperate because I would like to decide this myself and not wait to see what the architect does here.
I would like to have the division finalized now.
Can you help me here? What would you do? Or do you have any ideas?
Can we somehow designate only one parking space or two small ones? Or place the house better? My head is really spinning :)
