Why is that now? I can't just take property away from the parents because I need it at the moment. I find that unbelievable. Everyone takes care of their children. The OP wants to do that too and not inherit from his parents. 2 separate residential units. Mmmhh, I need to think about that. Yes, what could one do there? Difficult question.

Major renovation) The renovation here would be quite extensive, also in terms of costs not far from a new build of the same room volume on already paid-for land. However, with a building structure unattractive by current standards, meaning that compared to the existing building, the market value of the entire property will not increase even remotely by these construction costs. This house will have to remain in the family due to lack of demand, or (even in inheritance disputes) will only change owners for next to nothing. In the worst case, long before the renovation is paid off.

When you are in the planning situation and the family’s pre-drawn thought patterns, this renovation seems logical. My spontaneous impression as an outsider was already in the floor plan that the extension creates a changed dominant ridge direction, and with it a house that can be recognized from a mile away as renovated against the wind. The sectional representation increases this by one dimension: even using only the finest materials, you can’t make this building compatible with foreign tastes.

The suggestion has my fullest approval.

Is there perhaps still room for a bungalow as a retirement house in the garden? – more and more communities are recognizing the opportunities of densified development within existing structures.

The first child was born in 2015 and the second in 2016 - the third would thus probably be 2018/2019

And please don’t start a discussion now in a house-building forum about whether having 3 children so close together makes sense or not - we have our reasons, manage great with child 1 & 2, and don’t want to go through everything again in 5 years - also because the biological clock is ticking.

Thus, all 3 children will live with us for at least another 15 years - if they go to university, significantly longer. And we are all actually so family-oriented that we think and hope that at least one of the children will later be interested in the second apartment - whether then with or without rent is up in the air - you could also easily make it a family-internal student apartment.

Renting to strangers is off the table as of today, unless absolutely necessary. Renting to children or to my sister (who currently rents) would be more conceivable.

But as of today, I don’t assume that and am planning ahead for another 20 years with parents. If it turns out differently, then it turns out differently.

Unfortunately, it really sounds like you won't get your family together in this house without severe losses. You can twist and turn it however you want. Have you ever looked at existing buildings that fit better or can be made suitable with little effort?
