Cost of a single-family house, where is the market heading?

Hello forum members,

we are currently planning the construction of a single-family house with 2 full floors; approx. 140 m²; basement; solid construction with KS+WDVS.

We have already contacted several providers in the turnkey construction sector and now have offers.
We have received offers that differ by around €100,000. The cheapest is approx. €260,000. Even with this offer, a friend from the construction industry told me that the price is still at least €30k too high.

Now my question is, what experiences have you generally had? I just want to get a rough idea of the directions in which prices generally tend to move (no detailed house planning).

Interesting that your acquaintance has such a good overview, but if he comes from the construction industry, he should know the current price structure. If the market allows it (and it does in metropolitan areas), no one will voluntarily build cheap or cheaper for you. If I were in sales, I wouldn't give up 30k more profit either. I also don't understand the question, a 100k difference, in my opinion, also comes at the expense of the house's equipment.

140m2 with basement for 260k and turnkey. I would like 2 of those.

The nearly 100k difference was calculated based on identical features. That's why I'm interested in what is "usual." Although I also understand that every region is different. That's why I was generally interested in what experiences you have and at which prices one should be rather cautious (both upwards and downwards).

Just simply calculate a flat rate of €1,500 per sqm + basement (which can easily be converted into living space for €50,000) + ancillary construction costs.
