What is the standard land value in the municipality?
1500€/sqm can now be either cheap or expensive, as the Munich surrounding area is quite large.
Accordingly, you might have room for negotiation, or maybe not.
How many other interested parties are there?

In recent years, several such plots have been listed in this price range with us. The last plot of this size then attracted a FIVE-bidder! It is then no surprise that someone paid 1.5 million. Per house, that ultimately amounted to "only" 300,000€, which is not much for our area.
As a private individual, you are also competing with such investors in the price battle.

A Fünfspänner, star-shaped or what; how is that supposed to fit on a plot of this size?

The terraced house is in a straight line.
Ground area of the terraced houses 6m x 10m. That results in 36m length with distance front and back. Then 28m width remains with 1000sqm plot. Of that, 10m is house. 7-8m garden. 5m for 2 parking spaces of 3m each in front of the house and a 5m wide driveway for the rear houses. Multiple maneuvering to park was explicitly mentioned in the purchase contract.

Plot size for the middle terraced houses is 135sqm + communal driveway area.

When I see the plot with a single-family house, I can hardly believe it either, but somehow quite a lot actually fits on it.

That can still be optimized if all parking spaces are planned directly on the street (possibly as a communal carport) and the houses are accessed only by footpaths in the buffer zone. Near my aunt’s place in the Stuttgart metropolitan area, a three-unit row with about 600 sqm was built using this pattern nearly 20 years ago, and the corner plot definitely still has room for reduction ;) But not with a floor area ratio of 155 sqm
