: The division has already been completed. Unfortunately with the access road. The agreements for the access would then have to be anchored in the land register. I just requested that from the seller. I could not assign the term eaves height and just looked it up. Now I understand what you mean by that. With that, my version would not be possible - no matter how. I initially thought that the end of the roof was decisive. Who can tell me the building boundaries? The building authority only informed me that 3m property boundary (or 6m from the new building to the neighbor next to the driveway) must be observed. The two examples shown were only meant to illustrate which house shape we want. These are simply results from the Google search to clarify my concern. Therefore, footprints and glazing are initially far from reality. As of now, I probably wouldn't be able to realize our wish because the eaves height is not high enough. I am stupid too, but quoting still works quite easily for me: highlight the passage with the mouse, an option "Quote" opens. They mean the lateral building setback of 3 meters (or half the house height if that is more), so a total of 6 meters between the houses on both fence sides. Towards the street it can be different, for example by an alignment regulation or in many federal states 5 meters in front of garages / covered parking spaces. I rather suspect a distorted sense of scale.

Sensible.
If the property or the building constraints do not match your wishes, just say no.

The dream houses you described are not possible in 120-140 m2. My tip:
Work your way from the inside out. What do you need inside the house? And then the rest will develop on its own.

Those who build from the outside in build expensively and limit themselves inside. The interior of the house is more important to me than the exterior.
I say this as an engineer... Architects will shoot me now

I would be interested in the reason. You constantly see 1.5-storey houses with 120-140 sqm and steeply pitched gable roofs. Why should that not work with a 15-degree pitch?

If nothing is currently recorded in the land register, then no right of way exists and you can close off the access road! Here you would have an approach to impose the paving costs on the neighbors in return for a right of way. Of course, this only works if the properties can also be accessed otherwise and you have thick skin for neighborhood disputes. Addendum: There is a recent Federal Court of Justice ruling on this. Just google "BGH entscheidet: Kein Wegerecht aus Gewohnheit".

Because with a low roof pitch there is either too little standing height or the roof has to be raised so much that a full floor is created underneath. It seems to me that the plot is well suited for a house of the desired size, only you will have to give up the low roof pitch there. But the desired living space can be easily accommodated in a one-and-a-half-story house. Even more - or rather: on the contrary, for that a two-story house is uneconomical. What makes you want it so much?
