Check the statute of the city beforehand! In some municipalities, every house must have its own connection to the main sewer. These are clear additional costs that must be taken into account.

And check the depth position of the sewer. Water needs its gradient, if you build in the second row it may well be that your property should be 1m higher than the street...

Where this is the case, exceptions would probably have to be made if densification with cul-de-sac and/or dead-end street rear properties is desired.

We are also in the process of buying a rear property... Since the construction manager initially wanted to see the access to the back for himself (to check if it is wide enough), it turned out that the basement of the front house is causing him headaches. If a 40t truck drives through there, forces would be exerted that could cause cracks in the basement wall. That means the construction road now has to be built higher or thicker to make it even safer (additional costs). Also, the structural engineer can still say "A 40t truck will never drive here," then, for example, concrete has to be pumped from the gate all the way to the back, which again causes additional costs... so really sh***!

Oh, and right of way!!!

There are many exciting topics:
- Development costs, as already mentioned above (can easily reach five figures)
- Space for setting up the construction crane, etc.?
- Right of way for paths and lines (traffic-safe path, costs for construction and maintenance), easement
- Fire department access and possibly space for the fire department
- Mailbox, house number, etc. where?
- Fences and boundaries at whose expense?
- Street cleaning costs, winter service, etc.
- Parking prohibited in the driveway, restrictions such as barrier/gate allowed?
- etc. etc. etc.
