Acquaintances of ours are planning 210 sqm of living space and 80 sqm of basement in the Munich outskirts.
Included are 2 nicely large bathrooms and a guest toilet.
Also a larger double garage.
The standard is planned to be upscale, but no sauna or KNX.
The plan was drawn up by an architect, the execution is carried out by a general contractor.
The offer price + incidental construction costs will probably just still be 6-figure, but the offer is also from the beginning of March.
In this respect, I would simply estimate that you can plan this house with your budget of 1-1.2 million for construction + incidental construction costs.
Your plans are bigger and more luxurious and you are later, so 1.5-1.7 million seem possible to me.

When we speak of construction costs + incidental construction costs, I consider the following costs as included:
- Architect, structural engineer and other service providers
- Shell construction work, finishing work
- Bathrooms
- Kitchen
- Electricity and co.
Costs not included:
- Garden work
- Interior design, furnishings, additional luxury fittings – for example KNX/Smart Building
