Cost estimate for building a single-family house in Bavaria BGL

Thank you very much for your feedback! Every answer brings us a step further.

The 360 sqm were estimated by the architect and probably refer to the BGF, not the living area.
Are the sqm prices mentioned here calculated based on the living area or the BGF?
Then the question would be how the 12 by 10 cellar would have to be calculated.

One thing seems to be confirmed: we have to build smaller in order to stay reasonably within the budget.

How much would you estimate the savings to be for 11 by 9 for the living area and for the cellar?

Would we thereby come within the budget of 600 to 650 thousand euros all in?

One more question regarding the initial estimate: in your opinion, are architect services included in the ancillary costs?

Somehow your approach seems strange to me. What are you hoping for from a house with 11x9m?

It would be best if you said something about the plot and gave us information about the desired room program. Which rooms do you need?

We have decided on an architect so that he can "optimally" integrate the house into the plot. Therefore, the external dimensions should be his task; give him your room program and your budget.

Cost group 700 usually includes architectural services. Structural engineers, surveying, and necessary reports should also be included.

Tell me more about your construction project. Why a basement, why a cold roof? Maybe there's room for optimization here.

We are also building in Bavaria, our architect calculated 530€ per cbm last year. The first offers are just coming in and I can already say: it will be at least 10% more expensive. Fortunately, he warned us in advance and we have therefore factored this in.

To be honest, I don't know.
I believe those would be the KG700.


I calculate differently: (I can't handle RKI at all), I don't even calculate, I estimate and here in the forum it usually turns out pretty well for the general contractor house (I am a layman with forum experience)
Single-family house to standard, energy saving ordinance, plastered, etc.
2200€/sqm
Plus basement 1000€/sqm
Plus floor coverings
Plus garage 12,000 for a prefabricated garage
Masonry double garage 35,000
Each extra about 10,000 (depending on feeling)
50,000 ancillary building costs in Bavaria
For you, architectural costs according to HOAI would be added
The biggest savings come first if you leave out the basement, if it's only going to be utility room, technology and storage anyway.... ;)

The problem with reducing the floor area is that you have to say goodbye to the comfort of the developed floor plan. It may be that you have way too much space here and there, but actually, you plan for space optimization. I don't see that with 10 x 12 either. Usually, shrinking doesn't work. Something will suffer: for example, with 9x11 I don't see a spacious dressing room next to 2 children's rooms on the upper floor... I'll tell you: it's the basement that's too much ;)

First of all: We are very satisfied with our architect so far, but of course we are happy to get other opinions. Especially when it comes to costs.

I am happy to send you further details.

Since the development plan is very rigid, the location of the garage and the building envelope of the house are fixed. Deviations from this were rejected.
Attached is the plot including the building envelope (under "Grundstück").

Regarding the framework conditions and the respective justifications:
- Plot available, approx. 800 sqm (see "Grundstück")
- Solid house made of brick
- Two full floors (rough drawing "EG" and "OG")
- With basement (utility room, technical room, fitness room, storage room)
- Cold attic (since purlin height 40 cm and roof pitch 27 degrees are fixed and thus not sensibly usable for us) [Dachschrägen wollten wir nicht im Wohnbereich haben, daher kein Kniestock)
- Double garage with width 7.65 m prescribed (location cannot be changed either).

Room concept (see rough ideas attached "EG oben Norden" and "OG oben Norden"):

Ground floor:
- Kitchen, living, dining area open and "around the corner" (from east to southwest, see drawing)
- Pantry next to the kitchen
- Office (for home office, therefore approx. 10 sqm necessary)
- Small WC, possibly with shower
- Cloakroom
- Straight integrated staircase from the living-dining area to the 1st floor

Upper floor:
- 2 children's rooms (at least 15 sqm): location SE and SW if possible, approx. equally sized
- 1 bedroom with dressing room
- 1 family bathroom. We had planned the sauna here because there was enough space on the upper floor (and therefore it was not necessary in the basement wet area). [aber nicht genug Platz für Büro im OG].
- Separate WC, not in the family bathroom

As dimensions, we initially had 12 by 10, since then the living-dining-kitchen area and the office on the ground floor fit well.
