Bathroom with 20 sqm, children's room with 18 sqm? Staircase consumes a lot of space, kitchen area large with plenty of traffic space to the pantry.., hallway quite wide... There is potential for reduction.., however: 100000 for wanting to have a fitness room, I would make that dependent on whether the building envelope still allows additional space for basement replacement rooms

At the beginning, our bathroom was also smaller. But then a small corridor room was created that could not be used sensibly. That is why we moved the sauna from the basement upstairs. The children's room could be made a bit smaller. The hallway could be reduced to about 1.5 meters. Since the staircase has to be underpinned because of the basement exit, the hallway quickly feels quite cramped if it were made any smaller. The kitchen could also be made a bit smaller. But what do you do with those few extra square meters? As long as the pantry is there, I can't fit the office behind the kitchen. Regarding the basement: Where do I put the utility room, storage options, etc.? As far as I know, basement replacement rooms are not allowed for us and would not fit in the building area either. It is 12 by 10.

Plan differently! Design. Where they are needed: laundry for example upstairs, storage on the ground floor Nonsense. A basement is never mandatory. You plan technology and utility rooms on the ground and upper floors - that's called a basement substitute.

Would there be any further savings if we were to build a visible roof truss or a high kneewall with a visible roof truss instead of the cold roof structure? Could we simplify and expect the following savings when going from 11 to 9 compared to 12 to 10? 20 sqm on the ground floor: 20 times €2200 20 sqm on the upper floor: 20 times €2200 20 in the basement: 20 times €1000. So roughly over €100,000?
