I think your architect is doing a bad job.

If the architect thinks the room program could fit the budget, then he should plan. And once you’ve both thoroughly gone through the plans together, you’ll see where savings could be made and where not... a 20sqm bathroom probably won’t be one of them – that would be 50k in your balance sheet...
I even doubt that you requested such a huge place as calculated from the architect?

One more thing – a four-person house with your budget? Easily doable and also sufficiently generous. Just not like your architect suggested.

Joking aside: I just wanted to show how sensible I find the estimation based on BRI in this case.
A quick question regarding your initial estimate of 2200 per sqm of living space and 1000 per sqm of basement (including the other points you mentioned):
Does the result of your estimate then match from KG 300 and KG 400, or have you already roughly estimated the other KGs with it? Otherwise, for example, I would still have to estimate 25% for KG 700 and also make a flat rate estimate for KG 600.
