Cost calculation for the architect and the resulting fee

Thank you. After the building permit, he is gone for cost reasons. The structural engineer is supposed to prepare the tender because the architect is much too expensive there with his HOAI. If my own contribution leads to an extension of the architect's fee anyway, not much is likely to change...

Then a clarifying conversation with the architect is probably due. Whether a contractual relationship has already been established through your correspondence cannot be determined here. Without a contract, presumably no remuneration either. You could offer him € 500 as a flat fee. HOAI and flat-rate agreement. If the architect works on a flat-rate basis, the friends can be happy. However, HOAI is not wrong or overpriced.

A contract does not have to be in writing. A work contract can already come into existence by contacting him, giving him a task, and him accepting it. However, he is obliged to deliver satisfactory performance. This does not have to happen right from the first draft. It may be that you have wishes that are not feasible under building regulations. And yes, there are also contracts that are paid by a flat rate. Your architect probably does not think much of that ;) …but without talking to each other objectively, it won’t work.

If you only care about the building permit, then sit down and complete the building application yourself and then find a bricklayer or master carpenter who will sign it for you and officially be your site manager, then it will be significantly cheaper. I did it that way too.
