Cost breakdown from architect - realistic?

Hello,

the distances were intentional on our part. Explanation: Our garden (and south) is to the right of the house, there is our garden (the plot extends widthwise, not in depth). Therefore, the living room and dining room are south-facing. The garage is therefore on the left side of the house - since we wanted to go from the garage through the pantry into the kitchen, the room layout resulted as it did. We didn’t want access to the kitchen from the hallway, otherwise the kitchen would not have had a single wall without a door or window...

Upstairs, it’s the same with the bathroom; we wanted exclusive access to the bathroom. That’s why there is a children’s bathroom We had already seen a bathtub like that in person and liked it very much.

What do you mean by oversized? It’s simply a big house!

The ventilation system will be a Vaillant RecoVair 350. Price according to the offer from our local heating engineer.

Because the garden is in the south and living and dining are there, the paths are intended that way???? I don’t understand the point. If I were to build a free-standing house with an architect, I can expect more. Also, sole access to the bathroom can be planned more centrally. For me, the house would not be habitable, unless I use it as a fitness room and time waster. Building generously has nothing to do with building a large hall for me. If I had the space, I might set up an office or library or playroom, possibly with sliding doors to the living area... I can hardly imagine a cozy atmosphere developing in the living room. Regarding the ventilation system, I only see on Google that it is decentralized. Ours is central, but I lack the experience now... probably the installation costs are separate for you and planned in the higher price for us.

Honestly, I don't understand the aggressive undertone. This is only about the cost estimate, not whether you want to live in our house. A house with 135 sqm would also be uninhabitable for me, but you have to live in it, not me. Therefore: Are there any further suggestions regarding my architect's cost estimate?

It shouldn't read aggressively, just honestly. Sorry! I also just noticed that you don't actually want advice about your floor plan, but it's only about the architect arrangement. In floor plan debates, people speak frankly, and that is also desired. You must have had your reasons for it.

I quickly skimmed through the whole thing, the (individual) prices look quite reasonable, what caught my attention:

- Sealing and covering of the balconies?
- Connection costs (electricity, water, telephone, cable, etc.)
- I generally find the building technology somewhat under-dimensioned, what kind of heating system is planned? Electricity won’t be enough either, 4,500 euros for a ventilation system? If this is supposed to be a controlled residential ventilation system with heat recovery, that won’t be sufficient.
