Painting work costing 1000€ will not be nearly enough. The 12500€ - 15000€ were only meant as an example. The company also has more than 1000€ in materials and not 13000€ in labor costs. It starts with materials like protective film, adhesive tape, etc. Then deburring the filigree ceiling and filling it with Hagalith. Then plastering and sanding next to that. Priming walls. Or is all the necessary equipment for that at least available? Then maybe less, but it will never end at 1000. Paint your roof overhang all around with weather-resistant paint. Or do you prefer to use plastic soffits and save yourself the work every few years? Costs about 2000-3000€ estimated. I can only tell you what many here would say. With the general contractor, you pay dearly for every little extra. And your calculation is very tight. Earthworks, for example. How do you think they take soil samples? They don’t take 100 samples from the property. If just a few meters away the soil is not good, then your entire plan is off. They charge very well for that. I stick to it. The final price is too naive. But no one here basically wants to hear that, even though it is only meant well.

Unlike others, I consider the estimate to be realistic, largely, if you can build and live in a disciplined and economical way. 25,- for the tile is enough, the painting materials will cost around 2000, unless you have the equity of a professional. But 1000 more won't kill the budget. Don't cover the attic ceiling with OSB, but with [Rauspundbretter], it breathes better, said our carpenter. The kitchen, ours from Ikea, came to 4800 including installation, so that's doable, it is qualitatively okay, landscaping was more expensive here, although we didn't splurge on money there either, so it ended up being 18 thousand. For that, we only had 1900 extra with the electrician, despite spotlights and so on. So, you do it, don't go crazy, it works. K.

Earthworks too little, there is only 30 cm stripping and lateral storage involved... No frost-free foundation, no disposal of excavation spoil, etc. etc. You only know what happens below the turf after the soil report is created at the earliest, or do you know the property for some reason? Did you already dig in the sandbox there as a child and know what is underneath? 25€ for tiling work including materials? With a reasonable hourly wage for the tiler, you get tiles for 8.50€/m2 (just a figure mentioned). Your wife will thank you when you choose tiles. Maybe I overlooked it, but what KFW standard does the house have? If it is Energy Saving Ordinance 2016, I find it much too expensive. Where is the regenerative part of the building technology? Solar? Decentralized ventilation?

I agree with you on the painting work. €1000 is a bit tight. I own painting supplies. It will be sanded ready for wallpapering at handover. I wanted to paint the roof overhang.

The deeper foundation is of course a risk. That’s true and I am aware of it. An earth replacement of 1cbm per sqm over the whole area would be fine, but more goes into the reserves. The reserves are thin. I will probably add a bit more, but I don’t consider €30,000 necessary, unless everything has to be top class right away.

Of course, I would love to hear that I planned perfectly. I am aware that it is tight, but it can also work out if deeper foundation as an uncertain issue fits in. So far nothing completely new has been mentioned to me, which I find positive.

I will add tongue-and-groove boards directly to my Excel tomorrow morning. I’ve read your name here several times already.



I planned deeper foundation with €7000. Not a lot, but also not €2000. A few hundred are also in the BT.

Gas heating with solar and decentralized ventilation. Totally forgot.

€25 for material. Guest WC and bathroom. Tiling is included.

With us, the paint (minus 10%) already cost 700... wallpaper wouldn’t be feasible.

It seems to me as if you took an online catalog and just took the price per sqm/item

You’ll buy twice... so first the cheapest stackable chair from ebay classifieds, then you can see what you get for 500€.

Just like me: you can put a 6000€ kitchen in a rental apartment; you can even get that at Poco, but not even at Ikea.
Everything cheap, cheap quickly depreciates your house.
With 10000 you’re still nowhere near a good kitchen.

Plumbing still misses quite a bit, e.g. washbasin, mirror, possibly platforms.
Tiles: metal edge strips, different grout color, outdoor sockets, outdoor faucet,
roof hatch and steps for chimney sweep?
Door canopy, entrance platform, splash protection around the house...
Every trade actually has such things that come extra... that emerges when the time comes.

Construction supervisor also costs 3000
And with a ventilation system you need a certified chimney or a pressure monitor.
