Yes, for the material for the walls, you should budget more, and for the kitchen, for example, you just have to know if that is enough for you. The porta-potty is included in the house price. Some things mentioned here, like the outdoor faucet, for example, are also included. For us, the additional foundation costs calculated by the contractor were sufficient (6500 was calculated, it was 6400). If I remember correctly, there is also a certificate for that, where a certain amount is covered if it unexpectedly gets more expensive without it being foreseeable. You also included some items that could easily be omitted if it gets tight in the end

Of course, that's not desirable, but I have already calculated it. Here a buffer of another 10,000 euros could arise, where we would have 15,000 euros available.

So for us, it was €3300 for painting materials, about €300 of that for tools, etc. The stairwell was done with fine plaster, the rest with painter’s fleece and then painted. 140m² living space plus basement. The basement was only painted. Most of it was bought online and not in the expensive specialty store, but always quality goods. Just the wall paint from Keim cost €1200. You can also buy cheaper ones. But it shouldn’t be cheap, you won’t be happy with that. Masking tapes, masking materials were over €200. Even if you do it yourself, that adds up.

I have most of the materials for painting and wallpapering at home. Materials in terms of brushes, rollers, painter's fleece, wallpapering table, buckets, etc. I raised the pure consumable materials to 2000.

Regarding soundproof windows: I also have Ytong and soundproof windows. I now hear the "noise" through the wall, not through the window.

And how "bad" do you find it? What kind of area do you live in, if I may ask? Which sound insulation window class do you have? Filling work is almost not necessary for us.

I also think that this calculation can work. Whether you downgrade your new house with a cheaper kitchen might be possible, but who cares? The plan is to live there until old age. And during that time, the kitchen will definitely be replaced at some point. If the OP says a cheap kitchen is enough for him, then that’s okay. Here, the price from the furniture store/Ikea can of course still change if the measurements don’t fit or small things are added, but for that price you can definitely get a kitchen.

Foundation costs are as always the big unknown. If necessary, the outdoor area has to wait. We had additional costs amounting to €5500.

With the painting work, as some others have already written before me, the materials already cost quite a bit. We hired a painter through MyHammer who plastered the ceilings of the ground floor/upper floor and wallpapered them with painter’s fleece. I earn enough money to handle the financing by myself. With the current budget, that’s it though. But we are both involved and share the installments. The plot is ideal with location at the edge of the fields + 1200 sqm leased land. The house with our configuration as well. Smaller costs like door overhang, tool shed, or other smaller things can follow later. I also like to get my hands dirty. That’s why I don’t go to the gym.
