Well, there are also unconventional semi-detached houses that have the gable on the short side or where interesting projections and recesses are planned so that it doesn’t result in that odd half-twin structure. -However, we know almost nothing here :(

The land reference value is explained by the relatively central location in Düsseldorf. In the neighboring district, we're already at >1200€. The total plot is 1200m². My grandpa redeemed it from leasehold in 1970 for 30,000 DM :D. Today it's almost a million. However, it doesn't bring us anything as we are not selling and it only increases the partitioning and gift costs.

I will gladly keep you updated here. We are still at the very beginning of our planning. Unfortunately, we have now received two absolutely unusable offers from prefab house manufacturers and only one that would be within range.

We are still considering whether to switch gears again and have an architect draw up a design and then start looking for a house builder with that.

That is very sensible, especially since an architect does more than just draw the design. Not only because of the possibly eternally missing "other half," but also because of the "width" of 6.40 m, I would not consider the project adequately handled by someone who only provides cost estimates and building application drawings.
