Almost. We don’t have to keep a distance from the garage, but from the extension, which you cannot see in this view. It is located at "half the height" of the garage.

The parcel is being divided, which normally calls for a 3m distance from the property boundary on each side, but the building authority would be satisfied with a 5m distance from the said extension, they say, if the neighbors on the parcel (my parents) agree.

:D Yes, it does look funny. Especially since the house has a ridge height of 10m and all surrounding ones max. 7m. But that’s just the new development plan for the street. A neighbor has already built something similar. In front of the fire protection wall is a large bamboo bush, so it hardly stands out.

So, the plot is a gift from my parents and can indeed be seen as the lottery jackpot. The land reference value is 820€. Among our circle of friends, we are the only ones who can afford to build here.

By the way, thanks to everyone for the many responses! Today we received another offer from an upper mid-range provider who estimates a turnkey price of "only" 385,000€ for 160m² living space (210m² total area) including basement, KfW55 standard. That is expensive but workable.

Best regards

That would have been my suggestion too. Just plant something nice in front, which your apparently very nice neighbor could also like. I would much prefer a semi-detached house without a semi-detached house neighbor rather than a semi-detached house with a semi-detached house neighbor.

Great, I’m happy for you. Would you mind briefly describing why the standard land value is so high? Just out of curiosity.

Excellent, I also join your nice neighbor in being happy for you. :) Please keep us updated if you have the time and feel like it.

Probably an expensive location. We also paid 800 and were even super happy to get a plot at the land reference value at all. For 800€, you already have to be quite far from Munich if you want to live in a city with at least 10k inhabitants. In 2018, for example, Erding had a land reference value of 1500-1800€, and that's still 42km from Munich.

I would have no problem with half a semi-detached house. The house just has no windows on one side. Of course, it's not exactly a dream house, but who can really afford their dream house? We are just glad to manage to get something of our own somehow; that’s difficult enough.

Oh, and something we've noticed by now: friends of ours who now live in Hof have, for fun, also had our house offered to them by the same prefabricated house provider as us. The same prefabricated house was significantly cheaper to get in Hof than in the greater Munich area. There are even prefabricated house providers where you can enter your [Plz] on the website and then get a price for their standard-type house accordingly. Since you also seem to live in an expensive area, that will play a role for you as well.

Well, the house manufacturing itself may be the same for a prefabricated house company, but the other trades are also only purchased regionally, and if it is an expensive region, the craftsmen are usually more expensive as well (plus potential delivery costs depending on the distance).

Morning,
my brother has a semi-detached house that is split at the ridge.
I'm just imagining how it would look if one half (still) isn't there...
