Almost. We don’t have to keep a distance from the garage, but from the extension, which you cannot see in this view. It is located at "half the height" of the garage.
The parcel is being divided, which normally calls for a 3m distance from the property boundary on each side, but the building authority would be satisfied with a 5m distance from the said extension, they say, if the neighbors on the parcel (my parents) agree.
So you really want to build a "detached semi-detached house" for an indefinite time or possibly even permanently? I can’t imagine that one could make that look visually appealing. Doesn’t it look as if the house next door was just demolished after a fire damage? The plot would have to be the proverbial lottery jackpot for me to agree to such a makeshift solution.
:D Yes, it does look funny. Especially since the house has a ridge height of 10m and all surrounding ones max. 7m. But that’s just the new development plan for the street. A neighbor has already built something similar. In front of the fire protection wall is a large bamboo bush, so it hardly stands out.
So, the plot is a gift from my parents and can indeed be seen as the lottery jackpot. The land reference value is 820€. Among our circle of friends, we are the only ones who can afford to build here.
By the way, thanks to everyone for the many responses! Today we received another offer from an upper mid-range provider who estimates a turnkey price of "only" 385,000€ for 160m² living space (210m² total area) including basement, KfW55 standard. That is expensive but workable.
