Morning,
without having read everything:
On the west elevation, the windows are too far out at the edge of the house for my taste. I would move them about 0.5m towards the center each.
And since you apparently plan to have a 10 sqm guest room: How about swapping the study and guest room? Then the upper floor remains completely "visitor-free" and you could possibly move the wall between the living room and the current study a bit and thus enlarge the living room. I find the latter somewhat small for a 190 sqm house...

Best regards,

Andreas

Yes, at least the postman has to expect that the house is not built close to the street for him, but according to your preference. Only then it is the case that people will run through your garden and come from your garden side and then there also has to be a path there. If you waive that and staple the mailbox to the south gate, then you won’t reach the parcel delivery services or others. Besides, you will then constantly see your house from the side when bringing things in ;) I would have you play that through again more thoroughly.

Does anyone else have comments on the floor plan? There has been no feedback on the room layout so far. Do you find it consistent or are there possibilities for optimization?

Regarding the different window sizes:
In the east, one could choose a floor-to-ceiling window in the bathroom, which would then be more consistent with the door below. But from the inside, this actually makes little sense for a bathroom.
Alternatively, the floor-to-ceiling window on the east side in the bedroom could be replaced with a normal window. Then it would match the one in the kitchen below and also better the bathroom next door. But then the bedroom would have two different windows.

On the south side, the middle windows could be adjusted to match the outer windows. Then you would have the same window three times above.
Below, the kitchen window (and then all outer windows) could be moved more towards the center and the kitchen window replaced with a floor-to-ceiling window. This would result in having three identical windows each above and below.
Inside, this definitely limits the kitchen to an L-shape and rules out a U-shape. We had kept this open until now.
Additionally, there is less view from the dining table to the outside. The window width would no longer mirror the width of the door opposite, but this is probably negligible.

With the location of the windows, the effect of corner windows was thus imitated. We have already had both versions and could also move them further away from the walls again. Visually, I find it very nice inside as it is and it also offers more space for furniture. On the outside, I also like it better when the windows are not placed so far out.
Downstairs there should definitely remain an office. But since it also bothers me upstairs that the guest room is so squeezed in there, one might perhaps reconsider whether to set up a combined office and guest room downstairs after all.
The house has shrunk a bit, now it is about 182 sqm of living space and therefore the living room got smaller. The office became that large because we are building without a basement and one could put a large cupboard there.
Almost 52 sqm for living room and kitchen - and then still an open hallway, that should appear spacious enough? I don’t know if 2 sqm more from the office would still have a significant effect for you.
Visually, however, we would then create a cozier corner for the couch behind the stairs, I also liked that.

The house is almost in the middle of the property anyway. The door on the north side would be more suitable for an address with the north side. Maybe that is even feasible.
There will be a path to the south anyway; we also want to be able to leave the property on foot there.
I also don't see such a big problem here: We are building in a small community and the mail carrier knows his way around; you can also discuss with him which path makes sense for him.
Speaking of thinking it through: I voluntarily won’t put a garage on the south side of the property because the address will probably be assigned there. We chose exactly this property because access via the north side is possible and you don’t need a wide driveway and garage in the south. People will manage the footpath from there too :D

Well, we live in a village, and after our best-ever postman retired, we had a different one every year. Now I was told that we are in a temporary assistance area... our post lady is on long-term sick leave. And packages are no longer delivered by a fixed person for a long time, because DHL, Hermes, Amazon, DPD and UPS play a different role with changing drivers. I just wanted to say: what you make of it is up to you. Sometimes it can be more complicated than you think. I have already said something about the floor plan. The windows... are a small disaster: nothing is balanced. Children’s rooms with corner windows only get half the light... The roof also looks crooked due to the bay window...
