The regional provider is Opti-Haus. They build about 10-15 houses per year, probably no one here knows them. The Liapor walls come from FC Nüdling, I really like that supplier.
The construction service description from Opti-Haus contains very few points to be done by the builder, but most of the usual items have to be taken on as well. I think you get a rather good product for the prices asked. The sales manager is transparent about the company history, so I am informed.
The second offer comes from Okal Haus. We took the Stadtvilla 16 as a basis and changed a few things. Until the beginning of July there was a €22,000 discount (due to canceled KFW funding) on the houses, including this Stadtvilla.
I have read and heard some positive things about Okal Haus, but there are also negative reports. Considering that they probably build about 1000 houses per year, I don’t find the amount of complaints particularly high. Nevertheless, I would be glad if you can report on the quality of the execution, if possible.
The construction service description from Okal Haus has many pages listing the tasks to be taken over by the builder, but from my point of view there are no huge hidden costs included. The probably biggest cost drivers (e.g. hillside location or difficult to quarry property) do not apply in my case.
