I cannot answer the question, as the offer came too late for us or we became aware of it too late and then did not pursue it further.

One can hardly believe this price development.

Well, I can reveal it here. In 2006, I still lived in Nuremberg, and back then, no one wanted to know anything about East German real estate. Prices were really at rock bottom. At that time, I was younger and bought a few properties.

In the north of Leipzig, today only 4 km north of Porsche, BMW, and the airport, a building plot was developed and auctioned with a nice deep well. Not a forced sale. The minimum bid price was 500 euros for 585 sqm of land. But no one wanted it at that price. So the mentioned plot ended up in the resale. The next morning, I called the auction house and bought it by phone at the minimum bid. However, I had to be in Berlin by 3:00 pm because the notary was only there that day. Well, grabbed the money and drove 500 km to Berlin. Bought the plot unseen due to lack of time. I laugh a lot about that today. At 250€ per square meter.

You usually only do something like that when you have hardly any money and are trying to keep your head above water somehow. Necessity is the mother of invention. But I still have it. Although I don't need it. There are now beautiful walnut trees on it, so in any case it still has a use value for now. The well alone is already worth 10,000€. Doesn't matter, no one wanted it.

Maybe 4 years ago again, a house near Frankfurt am Main at one of these auctions. Detached with a 600 sqm plot for a starting bid of 20,000.
I had advertised the house and maybe had 50 inquiries. I wanted 200€ fee for consultation and accompaniment at the auction because I believe I have some experience with it. No one wanted to pay me the money. Everyone was skeptical and thought I was a fraudster.
No courage and no trust. Too bad. I bought it for 38,000€. 50 people missed their chance here. But it has been sold again.
Then they now buy from the 'real estate agent' and maybe pay 20,000 in agent commission alone.

Consultation for an auction and accompaniment … well … what exactly do you want to consult and accompany so intensively? Wellell... Consult all 50 the same way or only one exclusive interested party? I would have also declined calmly, auctions are not that difficult after all….

I would like to see the property in Ffm from 4 years ago for 38K€, even 4 years ago you wouldn’t get demolition properties at that price (just as an example: old terraced house with dry rot at a starting price of 1€ ended up at 90K€)

You have to read carefully. This is not a forced auction. And for the auction where these objects are available, you already need some experience. Or you simply have a lot of money. With a few psychological tricks, you can definitely save a lot of money. Stinginess is cool. Just because you don’t know something doesn’t mean such objects don’t exist. Knowledge is power and sometimes information costs something. Why should I give strangers information for free about something where they might then get a house cheaply? But well, those who don’t want it already have it. Besides, legal advice from a lawyer can cost 200€ per hour. For a good friend from Nürnberg, I also helped auction a nice house just about 2 years ago. It went well, also because of my extensive experience, and within the set price limit. A large detached single-family house with 1000sqm of land and partially renovated for 8500€. Of course without dry rot but with a nice view. It still needs renovation, of course. But it’s solidly built. You have to say, though, that such objects are becoming rarer and rarer. But in the past, there were definitely great opportunities.

Currently, I am looking at such a house again. 660 sqm plot near Höxter Holzminden. In need of renovation with 2 double garages. Detached, but already old. Not much can be said about the building fabric now, it was apparently fundamentally renovated in the sixties. 15,000€ minimum bid. I think it will go for under 40,000€. My God, for a young, small family definitely a very affordable buying opportunity. You can also make something out of it.
