Yes – in Austria you are allowed to build/live in the allotment garden.
80 m2 basement + 50 m2 ground floor + 50 m2 upper floor + possibly 50 m2 roof terrace (if you want)
We built a flat roof + 50 m2 walkable terrace

Ground floor: open – kitchen – dining area – living area
Upper floor: 2 bedrooms + 1 bathroom with shower
Basement: utility room, 1 bathroom + shower + bathtub
Open room (possibly children's room, living area, etc.)

5-figure??? We have already invested a 6-figure sum!!!

Selling is certainly easy – I have already received inquiries from real estate sharks several times, but owning land in Vienna would thus be unaffordable. The garden was leased to my family for 50 years and we bought it when the opportunity arose. You can never acquire that again.... We are close to the subway and in the green belt Grüner Prater. 5 minutes by subway from the city center Stephansplatz. The location is great. Sold is quick.

we thought that 50 cm above the building height could NEVER be approved and that the house would have to be demolished and rebuilt at the builder's expense. thus, the leaky basement would be a thing of the past. but far from it.

yes, you are not supposed to give it away.. Sale proceeds - investment = small 5-figure sum

- good, if you can't otherwise get property ok

What does the construction company actually say? Complaining is always the last resort. You have a warranty and the shell builder is allowed to make improvements first.
