Is it allowed to live in the allotment garden in Austria?
I would be happy if you could show us the floor plan sometime. I also wonder how one is supposed to live on the space with three children.

Yes – in Austria you are allowed to build/live in the allotment garden.
80 m2 basement + 50 m2 ground floor + 50 m2 upper floor + possibly 50 m2 roof terrace (if you want)
We built a flat roof + 50 m2 walkable terrace

Ground floor: open – kitchen – dining area – living area
Upper floor: 2 bedrooms + 1 bathroom with shower
Basement: utility room, 1 bathroom + shower + bathtub
Open room (possibly children's room, living area, etc.)

Just seeing [Dichtbetonkeller]. How is the cellar executed now? Seems to be done incorrectly or something has shifted!

Our cellar has 25 cm wall thickness WU concrete, outside 2x tar roll and 2x flame applied. (not correct, because light wells are attached and not flame applied).
Foundation slab 30 cm WU concrete, underneath I think 20 cm insulation.

Actually, 30 cm wall thickness would be required for [DB Keller] (according to the expert 25 cm with 2x flame applied would be fine if done correctly).

A colleague built a WU cellar 10 years ago and even currently has water intrusion in the cellar for 3 months. Really annoying, you build waterproof and then this happens.

Very bad.. don't you have the chance to just sell all that stuff again and walk away from it with a small 5-figure sum?

5-figure??? We have already invested a 6-figure sum!!!

Selling is certainly easy – I have already received inquiries from real estate sharks several times, but owning land in Vienna would thus be unaffordable. The garden was leased to my family for 50 years and we bought it when the opportunity arose. You can never acquire that again.... We are close to the subway and in the green belt Grüner Prater. 5 minutes by subway from the city center Stephansplatz. The location is great. Sold is quick.

we thought that 50 cm above the building height could NEVER be approved and that the house would have to be demolished and rebuilt at the builder's expense. thus, the leaky basement would be a thing of the past. but far from it.

yes, you are not supposed to give it away.. Sale proceeds - investment = small 5-figure sum

What does the construction company actually say? Complaining is always the last resort. You have a warranty and the shell builder is allowed to make improvements first.
