Construction defects - Damage control?

Especially after such long planning, external quality control should not have been missing. Who is tendering the trades for the interior finishing and coordinating them? Someone is somehow fixing the shoddy work right now. If necessary, put the money for the staircase modification into the defect rectification. For the interior finishing, get a builder/expert or whatever. Eventually, you will live in the house and the trouble will fade.

the roof is not flat, so sooner or later there will be standing water or leakage as a consequence.

You are very right about the second and third opinion. We want to do that as well.

At the moment, the planning change with the company is progressing very slowly. The new commercial managing director is unstable, changing statements.

Forget it. We had a construction manager and they completely failed. It’s no guarantee that we would have done significantly better without one and saved money as well.

That's why you can take an expert ...plus informed yourself at every step that is taken and be there

But that's really too general. Just because the specific person in your case apparently was not a master of their craft, you can't claim that it basically achieves nothing!! And otherwise... it seems to me the OP should look forward as much as possible, constructively. What defects are there, how can they be fixed, what does it cost. And then tackle the matter. Possibly with another company if the current one is unmanageable. It doesn't help to sink into what all does not work, that the current company would rather go bankrupt than fix defects, etc. That won’t finish the house either. Somehow find the view forward again, not backward. And I would invest the remaining money into completion and not fiddle with the floor plan (or the staircase).

An expert during the construction phase PLUS a site manager are already big additional costs.

and unfortunately not everyone can be there – because of 50 hours per week, or WHERE would our 3 children be if I were at the construction site 8 hours every day? WHO would have looked after them? unfortunately, it’s not that simple. The construction supervision also maybe comes 1-2 times a week if not less often and not for the whole day….
