The ancillary construction costs are not in any way proportional to the project costs, which cannot be easily calculated here using the flat rate per sqm price.

Hello, to each their own. I think that has given this enough thought. Therefore, questioning his idea is pointless, even though I would agree with it.

So back to the topic: Your calculation is clearly too low, even with the cheapest equipment I would generally say that you need at least €80,000. More is better. And think of little things like terrace, interior design, and so on...

Tiny house or container house would be an option, but not exactly approval-friendly. Connection costs to the utilities are still there.

Thank you for your answers. Originally, I had planned about 65m² 2-room, the 50m² variant I mentioned is a reduced version of the planned bungalow. The 45-50T€ calculated on the internet refer only to the house, so plus connection costs of the building and a large terrace and plus interior fittings, as this should be done step by step, since a few months of total construction costs do not matter to me and I want to take out only a small loan if possible. ...Well, if I look at the construction costs in relation to the connection costs, then I should choose the 65m² variant. ....(30m² open kitchen with living room, 16m² bedroom, 7m² hallway, 7m² bathroom, 5m² utility room - the bedroom may possibly be reduced in favor of the living space.) A rental apartment is no longer an option for me, as it would usually be impossible to accommodate my vehicles + vehicle parts (2 cars, 2 motorcycles) and I want my purchased plot not just to be used as garage space, to then drive from the apartment to the plot to be able to go for a ride. ....The 65m² house then corresponds to the perceived required living space (living area) ... I will best make an appointment with the architect soon to clarify the construction project.

It might be quite charming to design the house as two stories: large double garage downstairs, utility room, stairs, small WC, and otherwise put the apartment on top (?)

A house with 65 m² offers significantly less actual living space than an apartment with 65 m² of living space. It all sounds like a crazy idea - banks also are reluctant to finance properties that nobody really wants.
