Beginner seeking advice - when should planning start?

Depends on your desired location in Mülheim. In the somewhat better areas, the plot costs around €200k. Then there are purchase-related additional costs. For the house, calculate at least €2k per sqm of living space. To be safe, with better fittings, just estimate €2,250/sqm = €330k for the house. Then add €20k for the garage, €50k for construction-related additional costs, €20k for the start of the outdoor facilities (driveway, front yard, terrace, lawn). If you want (as almost always) a new kitchen and some new furniture (140-150sqm need to be furnished somehow; the "old" furniture from the 70sqm apartment is often not enough), of course, add a bit more.

So starting at around €600k (+ garage/furniture). Simpler location with a simpler house of course significantly less...
The best tip is always to plan a sensible floor plan. 140-150sqm of living space is quite a lot, if you are honest with yourself. The normal 3-room apartment is rather 70-80sqm and you can live well in that too. Maybe that works in a clever 110sqm house as well?

We already agreed regarding the location that it doesn’t have to be the absolute top location. We would be fully satisfied with a spot a little outside where it’s also quieter, as long as it doesn’t take forever to get to the city, possibly via the highway. The square meters might be a bit overestimated, but we plan to get a dog next year and children are supposed to join in the future. A study/hobby room is included for our respective workplaces. The plot itself doesn’t need to be huge either; a terrace with a small garden would also suffice. A front garden is also not necessary; rather, we would want a bigger garden behind the house and save on the front. Honestly, we haven’t really thought about parking situation yet; depending on the location and parking possibilities on site, a garage wouldn’t be absolutely necessary. What matters more is that the space offer fits, it feels homely, there is a good + stylish kitchen, and that the house stays as cool(er) as possible during the summer months.

A garage is not necessary, but you will need to have parking spaces on your property.

You will have a front yard one way or another, either paved or with plants or gravel, as you are not allowed to build directly on public land.

Ah okay, something I didn’t know either :) But I agree with you, 1-2 parking spaces would be more practical. Since ideally, a wallbox is supposed to be installed there in the future :)

You certainly want to protect the wallbox from neighbors who might want to charge cheaply. So either in the lockable garage or switchable from the inside. If you don’t have an electric car yet, it’s important to plan a suitable empty conduit so that you can pull the cables through if needed.

Yes, I have already considered that some kind of "barrier" needs to be put in place.

How about the idea of asking a local real estate agent friend regarding this topic as well? I am currently primarily looking for plots of land that would be suitable here in the respective districts. But if you take a look around, at least "superficially," and look at the market situation, it makes me want to cry and go take a shower. :eek:
