Construction costs mini-bungalow (approx. 50m²)

My idea. Something like that. Hallway a bit wider to make space for a straight staircase. Roof pitch 40 instead of 30 degrees. Staircase up, unfinished at the top. Reserve, in case it’s needed someday. The thing is, if the location changes completely, it’s still sellable. 50 is too small. A three-room apartment like this one, that’s probably how it should be. More is not necessary. The thing costs turnkey 109 thousand in plaster facade and simple standard. But it has a roof, doors, tiles, heating, windows, and a bathroom.

I don’t have it in mind right now but how big is the property again? Wouldn’t it be possible to build the small house as an "outbuilding" and as close to the edge as possible? And leave space for another main house?

The dimensions of the property are approximately 33 X 32m.
