yes MG is not far away.
Yes, €190,000 in Willich in the Verseidag Quarter. You can still find that. Prices were without basement but with land.
KfW 55 cost extra though. Well, it's only 10 kWh per m²/a difference anyway.

Geothermal brine-water heat pump
Flat roof
Those are already nice features. That drives the price up.

I don't think so. I find 121 sqm for just under 300,000. Although including ancillary construction costs, but we all know: catalog prices are starting prices [emoji6]
With the Tox example you are already well advised! But keep in mind: that was 2-3 years ago.

Take a look at Immoscout. It's still there. The terraced houses for 190k are no longer available. But the starting price is still listed. The 300k also still includes the land. So somewhere the ratio has to be right.
