Hello.

150 sqm living area. So about 90 downstairs and 60 upstairs. It has to remain single-story. And then a residential/utility basement added.

No, I hadn’t seen that. Living and usable area are still at 170.

Yes, of course. In the prices mentioned here, the garage is also extra.

But you must not forget that a bungalow requires slightly less of everything because we stay on one level. Just the fact that we save a hallway means we need less electricity, etc. Individually, it all seems insignificant, but in total, it makes a difference. By the way, I would personally find 200sqm + attic completely sufficient. Then it won’t be the 20 sqm room for the kids, but "only" 14 sqm. Then there won’t be a T-bathroom, but only a conventional one. The kitchen island will be cut down, and suddenly you have enough space to plan a hobby room and a storage room.

It says 170sqm there, which is probably correct according to the living space ordinance. But there are only 140sqm of actual house living space!!!

The 170sqm includes terrace in the garden, terrace on the roof, utility room and various mini storage niches.

Once again:

The house has 140sqm of actual living space.

I don't think much of specifying room dimensions according to the Living Space Ordinance. Realistically and after deducting utility rooms and interior plaster, this terraced house - garden courtyard house is a very bold designation - has around 140 sqm of living space on 3 floors. For that and measured by the mentioned construction method/fixtures, a price per square meter of €1,556.00 is appropriate. At what price?
