I don't think much of specifying room dimensions according to the Living Space Ordinance. Realistically and after deducting utility rooms and interior plaster, this terraced house - garden courtyard house is a very bold designation - has around 140 sqm of living space on 3 floors. For that and measured by the mentioned construction method/fixtures, a price per square meter of €1,556.00 is appropriate.

And then a living/utility basement as well.
