But that's the case everywhere. The price per sqm always refers to the area according to the Living Space Ordinance.

So you consider in this case 1556 times 140 sqm = approx. €217k appropriate for the house.
Am I understanding that correctly?

No, here in the forum, construction costs for owner-occupied homes do not refer to the Wohnflächenverordnung. Why would they? It is irrelevant here.

For statistics, it looks nice though.

Example: Add a 100sqm terrace to the house and a 50sqm roof terrace on top.

That distorts everything for you. (And is often used on the internet). And that's why it is NOT used here.

Aha. But it also distorts in the other direction. Or rather, I'm not sure how I should calculate. If you have 150 sqm of living space and 40 sqm of usable space in the basement plus another 40 sqm of converted usable space as a hobby room. How would you price that then? Bau.mal had now written 1556. Is that realistic?

On average... maybe.

The first question regarding your usable area is whether the area should be inside or outside the thermal envelope.

I answer both with yes.

This means both areas are relevant under the energy saving ordinance and the effort (probably underfloor heating) is correspondingly high. Whether you will manage with it... because it’s such a large area, no idea, it could fit. It depends on your wishes, but you are probably in the middle range of equipment.

So 230*1,500=345,000
Additionally, there is the double garage with at least 20,000, rather 25,000 ([Betonfertiggarage]), the ancillary construction costs from 40,000+

So we are back at 400,000+

No matter how you look at it... Sorry.

I thought you build the usable part of the basement without heating.
The question is whether, for example, you need heating in the heating cellar.
1,500 per m² sounds quite different.
Without a cellar, would you still calculate 1,500?
So assuming 180 m² of living and usable area times 1,500 = 270k?
Do you consider 1,500 plus ancillary building costs realistic?
