I agree.. We have 140sqm + waterproof basement, KfW55, and end up at ~350k€. But including kitchen, 10k€ for furnishings and 15k€ outdoor facilities.

As written, we are in the process of obtaining quotes. As a layperson, you initially have little idea of what costs money and what you want to have, and which important points determine the price. Are there any posts in the forum that make the conversation with the construction company easier?
Currently, I only have the following points in mind:

    [*]Living area approx. 140-160 sqm
    [*]36.5 cm brick
    [*]Fully basemented as a utility cellar, whereby I would like to have the possibility to later convert the cellar into living space with a shower (white tank vs. black tank?)
    [*]House must be connected to the municipality's heating network
    [*]Ground floor: tiles in the hallway, otherwise oak floorboards
    [*]Ground floor: WC with small shower
    [*]Ground floor: large floor-level windows
    [*]Upper floor: large bathroom with tub, floor-level shower, two washbasins, upscale standard
    [*]Upper floor: 3 rooms with laminate or oak floorboards
    [*]Cost of stairs? Straight or curved?
    [*]Electric shutters
    [*]At least prepare a bus system
    [*]SAT system
    [*]Number of sockets
    [*]I think LAN ducts will play less and less of a role
    [*]Chimney for later fireplace or tiled stove

and the points from the building expert:

    [*]New building exclusively according to the Energy Saving Ordinance (Have a boxing from the basement to the floor installed. If you have money left later, you can simply retrofit photovoltaic)
    [*]Controlled residential ventilation with heat recovery
    [*]Painting work + floor coverings in EL

I don’t know exactly what can be saved with the EL. I have seen oak floorboards for 30-40 €/sqm. What does the laying cost?

What other information does a construction company need?

What do you mean by LAN Schächte? I would run several LAN cables and TV cables into every room anyway.

Yes, you're right. Ten years ago, I would have also distributed LAN cables all over the house, but not anymore today.
