Oh dear, what a muddle, then everyone bids on all sorts of properties and then backs out again. That really opens the door wide for speculators.
That was the case in the last bidding process. There were no criteria, and almost all the plots were bought by developers who then offer the houses they built for sale at high prices. I assume that this caused some uproar because families no longer had a chance in the village, and in this procedure, bidders must have at least one child and have lived there themselves for at least five years.
In our case, the local one was very similar in price but much more transparent about additional costs to expect. From the feeling, the big ones do have better purchasing prices but invest part of that in advertising, and there seems to be a "larger bureaucracy" in sales, which in the end also has to be paid for. For example, when I see how many buses here run with advertising from Town & Country or how much billboard advertising the big providers do, that also costs something. I don’t know if all of this is really true; these are just my conclusions from several conversations.There was a suggestion from the construction expert to look for a small provider. Where do you save money with these providers? Is it the shell, the basement, or the interior fittings? Don’t bigger providers have better purchasing prices when it comes to bathrooms, floors, etc.? Our previous inquiries resulted in about €2000/sqm plus basement, garage, etc. There were no significant differences whether the provider was large or small. Probably the differences arise in more detailed planning. I also have the impression that providers from the nearby region, especially here in Upper Bavaria, are more expensive than others. Does anyone have experience building with a provider from another federal state or even from abroad?
