So your approach is already OK. Is the sewage connection actually included in your costs? Add something on top of the price everywhere, consider every little thing like new furniture and decorations or flowers. I made a calculation at the beginning and no one wants to believe it, we roughly broke even. The house connection ended up being a bit cheaper, we got the tiles laid cheaper than planned, some things we canceled and put that money into other bathrooms, controlled residential ventilation, and geothermal energy. I totally miscalculated the garden by 5k, but that’s what you get if you want paving later... As the house number, we paid easily 70k including all additional costs for the fixed price on the house and land to have everything as it is (with garage). Plan things that you can use as a buffer. For example, the carport, as you said, can initially be left out, then you have 5k for more important things. If you also plan furniture and other things that you will need sooner or later like this, you have a reserve and can do without it in an emergency. And my favorite sentence: "You only build once." Everyone (tradespeople) tells you that, and everyone is right. Retrofitting a flush shower, a chimney, controlled residential ventilation, an outlet is always difficult and unnecessarily expensive, so you plan it in, but eventually there will be too many points.
