And you had to let go of one thought anyway... no money is left over, no matter how much you plan

People talk about that a lot. BUT, I just think that eventually renovations will be necessary, which again requires money, etc. Is it really retirement provision then?? I’m building more to be my own master. But does that really secure me? Well, it doesn’t matter. We definitely want to build something small and cozy.. if it’s possible then.

And that no money is left.. man, I’ve heard that quite often now.

We faced the same situation... Riester yes/no... and in the end it is more "effective" to put the 4000 € annually into a special repayment instead of Riester, where maybe in the end nothing remains because the state can reclaim the subsidies. Even with 5000 € annually, our financing period reduces from 30 to 20 years. That means I can save the "rent" for my pension for 10 years longer. But honestly, I think it's great that at your young age you already focus so much on security You usually know young people differently

So for the land registry stuff, like the bank and registrations, we paid about 2000. Then your list is missing the soil survey... costs between 800 and 2000€. Then the connection prices are probably not entirely correct, or the earthworks part is missing here. But varies a lot regionally. What is definitely missing is the disposal of the excavation and the costs for the gravel... Actually, the earthworks are hardly calculable... for us, 5000€ was planned at the beginning, now it's easily 12,000 without a basement. And your carport... you won’t get it that cheap... at least not a decent one, only those standard hardware store ones, and even then you still had to lay paving underneath and pour foundations.

So I got the connection costs directly from the supplier's site. It says incl excavation...

The earthworks are actually exactly what drives me crazy. Because it can be just right as well as incl services from the construction company. But it can also quickly become 10,000 more. We definitely don’t need to dispose of soil. We actually have to fill the plot by about a meter. But that’s done by my girlfriend's uncle. He has a civil engineering company..
The cost for gravel? Hmm no idea what to budget there
Should... For the carport I plan 5,000. That should be fine then. Otherwise the car won’t have a roof for now.
Soil survey should be included in the house price.

I know that's hardly possible when building, but I want to have everything calculated down to the last cent if possible. And for that, I try to have as much information as possible in advance. Then I also know which construction company is trying to rip me off, and which one is honest about the costs. That makes a big difference for me!!
