I am curious about where we will end up in terms of square meters. The company is actually very well known in the area, and in my company, two people are currently building with them and are super satisfied.. Construction expert, I'll send you a private message.. Maybe you know the company

I haven't given up hope that it might be around €1300
that was the healthy average so far. A mid-sized prefab house company in Sauerland, which builds with isowood, quotes around €1500/sqm.. Most big ones are around €900-1000/sqm.. I actually found €1300 to be a healthy average..

Well, then I am not wrong with my information; I do know what gets added "here and there" during the negotiations, and I am really not talking about luxury. A modern house, built according to the valid energy saving ordinance on a slab with air-water heat pump, controlled ventilation, and without much frills ends up at €1,700.00/sqm/living space. If additional technology comes into play, a "2" often stands in front.


Makes - according to Adam Riese - €1,500.00/sqm/living space

I know that and I also know their contracts – I have them all here; they also have a cancellation rate of a good 30%. How the rest is handled, you can read here in the forum yourself. The good Ruskin is right today as ever

But turnkey.... For "almost finished" you have to deduct 15,000.

But that's true, you have to negotiate well... we negotiated well over 16,000 in additional features and promotions.
On the weekend we will see if we can invest our kitchen voucher profitably, or if I can renegotiate it during the sampling in one or two updates. My father is Arab and taught me early on to only leave when the seller cries

What does "almost finished" and turnkey mean to you??
I could do drywall, flooring, tiles, painting myself..
Without completely overestimating myself.. Let's see, maybe I'll get to a price of 170,000€ including materials... It's exciting.

such quick and many infos.. Really great! And better new insights beforehand than afterwards or during the construction.

OMG, I have to remember that

But regarding negotiating, Bauexperte has probably written about it often enough, that was added on top beforehand! Seriously, I even got a light well cover specially! But that’s it, everything else is already factored in beforehand when there is a discount!

I don’t know "almost finished" either, only "move-in ready," which includes painter and flooring up to "turnkey." Although none of these are standardized terms!
