City villa with approx. 200 sqm - without basement. Please provide feedback

This draft looks as if different people are responsible for the house and roof at this architectural office: roughly speaking, "Bauhaus" with a hipped roof. Window reveals slapped onto wall alignments like in exposed concrete buildings of the 70s, the overall appearance of the facade correspondingly matches the "standard" of the currently fashionable trivial interpretation of the term "Bauhaus," and then a Simshaus roof on top. An all-out blast from the horror cabinet of internet image albums.

I will not go into details of the floor plans yet, as it seems to me that 20% of the area can still be cut out without anesthesia. These are nutritionally worthless square meters - even the architect has not come across any areas in the hall-sized children's rooms where one could put anything besides the beds. Against this background, it simply seems too early for such detailed remarks as that a single-step "staircase" (at the garage passage) is a tripping hazard.

I don’t do that anymore after spending several hours at the computer each time and unfortunately last year in at least 3 cases I didn’t even receive a response from the OP. Not even on inquiry whether it roughly pleases them. By the way, a draft is still being discussed...

Although this topic starter doesn’t benefit from it, others always have to make up for it. You draw, you know what I mean

After reading the entire thread, the house simply offers too little content considering the insane size. And senseless savings are made on essential, absolutely necessary spaces.

So either 20-30 sqm smaller (with the same utility) or more (and better) utility.

And to quote the users of a green forum in their delicate charm: the only thing missing is the acrylic downpipe from the upstairs bathroom through the kitchen.

Speaking of the kitchen: a view while washing dishes? What kind? It should at least have an unobstructable Alpine panorama, a lake, or the Brandenburg Gate.

The roof is absolutely unacceptable. Either it becomes a clear tent roof or the ridge has to be wider. But that looks like form follows function. (although I do find the street appearance with that dormer-like thing quite nice)

I feel this most strongly here as a costume jewelry detail. Basically the cocktail cherry on the style salad – at least without any "Tuscany" elements.

Currently a bit stressful - don’t know if I’ll find time. The staircase is supposed to be an investment. Regarding its magnificence, a question to the original poster: doesn’t it get too little attention and impact in the narrow hallway? Wouldn’t you rather integrate it into the kitchen/dining area? Here’s an example from Rensch-Haus (just kitchen):
