City villa with approx. 200 sqm - without basement. Please provide feedback

About us
Yes, a second child is planned in 2-3 years.

"Storage room"
Storage = for us it usually means more of a small study corner with space to store the vacuum cleaner, bucket, iron, etc. (stored in a cupboard) and space for toys for the little ones. Or if the baby sleeps during the day, it goes into this room... that was the idea.
To capture daylight, even if only a small window, we positioned this room there. An exchange with the technical room would not allow any daylight.
The stuff should be moved to the attic as much as possible. With also 11x12 and 29 degree roof pitch, there is plenty of space here.

Unfortunately, we decided against the basement due to the price of about 100,000 euros (because of groundwater, etc.). That can be invested better elsewhere.

Extra room
A separate room for something like that would be ideal, but we still lack the space for it. Upstairs we have only limited space for another door because of the stairs. And the children's room should not fall below 15 sqm. :-/

Bedroom
It is enough for us.

Bathroom
A sauna was briefly considered by us as well, but in the end we are not really sauna-goers and decided rather on a large shower with possibly steam function (Hammam).

Baby in the almost windowless storage room? Well, it will be dark enough.

Why? It takes away the space you need for storage. And do you want to carry your shoes from one entrance to the other all the time? Double cleaning is also necessary. And look how Hotzenplotz is now hesitating because of his second entrance regarding security:


It remains a mystery to me.

Some suggestions for rearranging, very roughly sketched.

As I said, I have doubts about the drainage from the utility room through the living room, but I have left it for now. I would also put the door to the garage into the technical room, this mini-hallway doesn't serve any purpose anyway.

Bathroom Upper Floor
On the left side, the neighbor has no windows facing us. So perfect for a bathroom. On the other side, the neighbor can look in at us through 4 windows. And since I, for example, really don’t like frosted glass windows at all and prefer to use blinds (if I don’t want any insight at all). The bathroom should rather stay on the left, even though we really like your design because we would have an extra room that way ... hmm ... is there maybe another possibility?

Ground Floor
We are thinking of leaving out the access from the garage to the residential house. Then the shower could be enlarged to 100x90 cm as well as the utility room.

Kitchen
I’m somehow attached to my large kitchen, even if it is somewhat disadvantageous regarding the walking distances. But I really appreciate your suggestion and will go over it again to see if we should move the toilet to the left.

Do you have such a large room somewhere at home where you can mark out your kitchen and try out walking paths live? Almost 25 sqm is quite large. And also expensive to furnish. Considering that functionality might be difficult.

1st alternative: If you can rearrange the ground floor so that the stairs can be moved to the other side of the hallway, you can mirror the upper floor as well.

2nd alternative: Of course, you could also leave the bathroom in your preferred spot and possibly make it a bit smaller, so that the dressing room and bedroom can fit instead of the children's room. You would of course have to adjust the window for the bedroom. And then put both children's rooms and a small office on the other side of the house. I'm unsure if the 2nd children's room would then remain bright enough.
