I see no need to sacrifice anything. The central question is rather to correct useless or faulty m². On the other hand, the dream staircase has an irreplaceably high benefit: the happy wife! Hardly surpassable, right?

"Sacrifice" would, in my opinion, be the wrong term because the excess square meters can all be deleted without pain and without regret from my perspective.

I would be so happy with the planned staircase. Also with more square meters here and there. I'm always up for that. But the rest has to be right too and not just accepted like with a 108sqm house.

A draft for once. However, the open space had to be sacrificed because I brought the staircase into the dining area for its beauty. Here it has room to unfold its splendor. In addition, you can see it while working in the kitchen and enjoy it.

The storage and work surfaces were divided within the house. The utility room is on the upper floor, not by the balcony, but of a nice size. The 5 meters to carry laundry to the balcony are really manageable. In addition, there is free access to the balcony without having to go through the musty laundry.

Since the house should remain generous overall, the bathroom on the upper floor is 17m². Bathroom specialists would need to have free rein here, others are better at that.

Access to the dressing room possible for the whole family. I would not exclusively connect it to the master bedroom, although that would also be possible. This way you have peace when the other person already has to get up. The utility room and dressing room could of course be swapped if that seems more convenient.

The fireplace is no longer on the exterior wall, resulting in fewer chimneys on the roof. The terrace door next to the wood shelf ideally leads to the wood storage behind the garage.

Access through the garage was enabled, although in my opinion unnecessary if a covered house entrance is planned. Otherwise, a closed, spacious wardrobe with a corner cabinet could be created here. Garage pushed forward - should line up with the neighboring building and allow windows in the technical room.
