That's where the mother-in-law is walled in.

Just kidding, I also find the floor plan less than successful.

It starts with the placement of 2 tiny garages instead of a somewhat larger one. Is there a specific reason for that (maybe a building envelope)? Whoever uses the left garage has to walk all the way around the house in the rain...

Could it be that the left garage even takes away your chance to place windows on the south side in the living room?

There's not really enough space in the hallway for an adequate wardrobe for a family of four. If guests come, it gets really tight.

If it's possible to rotate the staircase, I would do that. Otherwise, you'll always have dirt upstairs.

Oh, thanks a lot for the criticism. The building application has already been submitted, so there’s not much that can be changed anymore. Certain things turned out the way they did because the building envelope and the wishes don’t quite match. I’ll try to answer the individual points. First of all, many thanks to Invi85, who answered the actual question for the first time here.



I don’t see the laundry issue as a big deal now. But thanks for the hint. The shower is a good point, I’ll tinker a bit today and try to simulate the situation. Unfortunately, the garages have to be like that, you could also make 2 carports, but they also block light.

Yes, the building envelope is only 16m wide and the usual 3m to each side must be maintained. 3m wide garages are just too narrow, that’s why 3.45m and we have to prove 2 garages or parking spaces that can be used independently. Of course, I would have preferred just one, but larger garage. But life is not a pony farm.

But only on one side. The garage on the south side could be pulled forward flush, and then you would get some south sunlight into the living area.

We just thought a window in the kitchen was more important than a window in the dining area. That's the annoying thing, the garage has to be 5m away from the street.

Regarding the stairs: I wouldn't change the direction. Otherwise, the children would walk a half marathon to get to bed, and the hallway upstairs would appear even longer and narrower. Everything in front of the front door has to be concreted over anyway. Where would the dirt even come from?

Garage issue: If it were my house, the garage would be at the very front on the left side of the plan / house pushed as far back as possible, so that the kitchen window is still possible. The garage on the right side of the plan would be converted into a simple parking space - possibly with a translucent carport including a canopy over the house entrance.
