City villa floor plan 155 sqm - your opinion is requested

Hello 11Ant, Thank you for the clarifying words and for your clear assessment of our building planning. We are aware that we will not build a new design classic here. It should be simple, straightforward, and extremely cost-saving. The design would certainly benefit from 5-10 sqm more floor area, but the development plan does not allow more. We have invested most of our capital in the location, i.e., the plot, so only a small budget remains for the house construction. That was our decision.

About the windows: Be aware of whether you want a modern house, rather extravagant from the outside, or a boring, that is symmetrical house. Accordingly, place the windows: for the latter, everything nicely symmetrical or aligned vertically, also on the sides. The former can be more varied, so if possible avoid a monotonous window arrangement like currently on the south side, but rather shift one over the corner, rotate it by 90 degrees, that is, lay it as a window band or omit it. Children's rooms have more privacy with windows with sills than with floor-to-ceiling windows, this applies to all bedrooms.

Attached is the 90% submission planning, which is now undergoing the final refinement with the planner. Constructive criticism is welcome. The kitchen is not correctly depicted, but it will be a two-line kitchen with a 1m wide cooking island; the door will be a sliding door. Under the concrete stairs, a built-in solution will be used as storage space.

I grabbed the matter and tried to spice up the views a bit. My program is a bit older, so it might look somewhat outdated – but hopefully the goal is clear. (Innen nur angedeutet)

The windows are, of course, primarily intended for interior lighting. But afterwards, they also have to conform to the exterior appearance. Sometimes sacrifices have to be made there as well, so that the whole thing looks harmonious.

I actually don’t like it when every side has different window widths. But before it becomes total gibberish, I accept that:
Here’s an attempt, though the architect might have much better solutions. They sometimes disguise very well with color separations on the facade – that can work wonders – even if some ( ) don’t like that.

This is just one variant. If anyone has better ideas, feel free to share. Now I have the thing in the program once...

Hello, I have looked around here and actually find it very nice and have two questions. Which program did you use for the creation? Why did you only use a parapet height of 40 or 60 at the top? I can't really imagine anything in front of it there, can I? Maybe the questions have already been answered several times and I haven't seen it. Thank you very much

Admittedly, I don’t have the full text of this thread in memory right now ;-) and given the pleasant walking weather for the season, I also don’t want to scroll back through it again – so you may have already answered my question once.

In another thread – which I don’t want to “hijack” for this – you mentioned:

Would you like to describe here (or in another thread) how these four construction projects went: in which years they started, whether they were new builds or renovations, how you found the construction companies (general contractor, individual contracts), with what advice, with what planning (drawing clerk of the general contractor, architect service phase from-to), with what supervision / construction management, and what were your lessons learned or even your most instructive mistakes?
Were construction projects two to four triggered by changed circumstances, or driven by the motivation to avoid construction owner mistakes along the lines of the staircase “first house for an enemy, …” the next time around?
