The budget is 180k +/-. Offers for right-angled construction with approximately 100 sqm of living space are around 160k.

Well, I think it won't be feasible for 180k. That is very tight anyway.

From personal experience: building is expensive.
Here again with measurements (hope readable - wall thicknesses of interior walls are 14.5/19 due to plaster) - slightly modified garage up to the 3 m line, but so that it is not detached. The utility room now also has a floor-to-ceiling element, so you can go straight into the garden or into the garage - if the garage is too short, you could also move the window element in the utility room further down - but then you wouldn’t have the floor space below)

Hello forum,

if I may throw in another new floor plan to be judged... :D
Unfortunately, due to the development plan, the children's rooms in the attic did not work out, the eaves height is simply not enough for reasonable room heights.
The new plan foresees making 2 equally sized bedrooms downstairs, in which first we and the child will sleep, when the second child comes, we will move to the attic. With the development plan specifications, about 50 sqm of living space is possible upstairs, so I think you can fit bedrooms and a shower bath well. Therefore, I am only posting the ground floor.

The free space to the left of the living room door is reserved for the fireplace.
The placed furniture (except for the dining table) is roughly what we have now and will take with us. Unfortunately, it seems quite shabby to me... Maybe there are better suggestions?

Second question concerns the garage. I think it is rather not allowed to be built there. According to the development plan, these are only permitted outside the building window in the area between the street boundary line and the street-side building limit (complying with 3m to the street). Unfortunately, the responsible employee at the building authority is ill, so I have not been able to ask yet. Does anyone happen to have experience with this?

I like the idea of moving the bedroom from the ground floor to the attic. However, not the design: the living/dining area is very poorly zoned because it is narrow and at the same time has too much useless space at the front. The bathroom is also not well arranged, but that can be fixed.
