As for the 6sqm for the utility room, I now have a terraced house and there the utility room, combined with a guest WC, is even smaller at about 3.5sqm. But that is completely sufficient for us. Gas condensing boiler, washing machine, water softener, all accommodated. I find the 6sqm almost too much :D

With good planning, there is room in the smallest hut.;)

The arrangement of the rooms is not well designed and apparently subordinated only to the desire to have the aquarium. I would start again with a blank sheet and also work with the building’s shape. Moving walls a bit won’t solve it.

I completely overlooked the aquarium ;) .. and 8 dining spaces?? No, that’s rather unlikely in the kitchen.

One more question, does it have to be a hipped roof? Is a gable roof not possible? And a maximum pitch of 25°?

The 8 seats were the possible maximum, it can also be "cozy" :D. In everyday life, of course, fewer, 4 are sufficient. I have a corner bench 1.2x1.8m and an extendable table of at least 1x0.7m.

Roof shape and pitch are specifications of the development plan.

Unfortunately, comments like start all over again don't really help us. I have already tried quite a bit but nothing better comes out.

You are building a house and then planning a dining table of 100x70 cm ... sorry, but somehow these thoughts are not comprehensible to me.

Why does it have to be a guest/workroom?

Isn't a basement maybe a better option? Then the garage doesn't have to be so long, technology, utility room, possibly also a guest area can move downstairs. Then the house shape could also be chosen differently.

Is there a proper architect for the project? Because I also think that one should start all over again here.
