Building without work plans

Hi,

there must be construction plans, right? There must also be structural calculations, and someone has to determine how thick each wall will be and how much reinforcement goes into the floor slab and where? And how is it supposed to be decided exactly where the utility shafts run, where the entry point for the house connections is, etc.?

An experienced team of craftsmen can surely build you a house that doesn’t collapse even without construction plans. But it will only look somewhat like what you wanted to a very limited extent.

In other words, without having construction plans in hand, I would not allow the construction to begin.

I see it the same way. If I do not receive the plans by the set deadline, it is called a "serious and final refusal to fulfill." Then I will pull the ripcord. I would rather wait and build later with another company than take such a risk.

At the start of construction, the execution plans 1:50 from the architect/planner and those from the structural engineer 1:50/1:20 must be available. And these look quite different from the submitted plan drawings, which resemble more the design or building application drawings.

In addition, there must be an excavation plan for the construction pit/foundations with exact height specifications and a piping plan for the house drainage, which is created in connection with the foundation work, as well as for the empty conduits to later install supply lines. The installation of the foundation earth electrode must also be prepared and planned, and the exact location for the introduction of the supply line, e.g. with a multi-utility house entry, etc.

There are well over 20 trades involved in building a house. I can only speak for myself, and I can definitely say that I cannot build up the technical expertise fast enough. That is why I advocate Machiavelli as helpful literature. It has been in my handbag instead of knitting supplies since the first construction problems. You are a musician and create something beautiful and good with your work, which you should also feel. Presumably, you have never ended a note earlier because it was paid less. Builders might think differently.

My own love for music is rather unfortunate, but I empathize with you; it's more than one might think. Just be brave!

I certainly will not be able to read the plans either. However, I have an expert who can. Since my trust in the architect of the construction company, which is the [Norddeutsche Planungsgesellschaft in Potsdam] and its managing director K., has hit rock bottom, I have hired an architect near our construction site to accompany me during the construction and carry out the supervision.

Hello Gabriele, you are addressing something that also crossed my mind. I am just amazed at how little ambition the architect and his employee put into their task. When I played in the orchestra, I always made the greatest effort to play as well as I could. It was not just about hitting the right notes. It was also supposed to sound particularly good. Of course, this also required a corresponding professionalism. This seems to be lacking in the architect. I keep wondering whether they at this planning company are just not motivated or simply incompetent.
