How and with whom you want to build is your decision. We have a range of about €50,000 between the offers, which is largely due to the equipment (home technology, many more and larger windows) as well as an extension for the technical room (while otherwise it is integrated in the house) and once the upper floor as a full storey. It also plays a bit of a role whether a provider has to maintain 15 model houses and pay commissions to the representatives sitting in them or not. The commission for a particular provider only comes at the end, first think about which rooms you need, what you need them for, and how big they have to be. When comparing providers, always pay attention to the construction description, especially what is not included. Many providers shift all risks and coordination of preliminary work onto the builder, but there are also providers who take care of earthworks, sewer works, etc. Don’t let yourself be fooled by any provider claiming superior construction methods; you can build either solid or prefabricated homes up to energy-saving regulations or KfW40+ if you want. From building permit to moving in, both construction methods are about equally fast. It can also be worthwhile to stroll through a model home park and take catalogs from the providers. Flip through floor plans and see what you like, clarify the basic style (gable roof, Bauhaus cube, etc.).

The big question will be whether you can find a plot of land without a builder tie-in. That doesn't seem to be so easy, especially if you stay in the catchment area of the cities. And even if you do, you still have to observe the development plan, which may not allow your preferred roof shape. Given the current (and probably long-term hardly improving) plot situation, only the following will likely be important 1) is the location okay 2) am I allowed to build 150 sqm living space + terrace + carport on it (or however many sqm you want)

There is supposed to be a difference between large manufacturers and smaller local ones, if I understood correctly from my previous forum search. Visiting show home parks is currently a bit "difficult," but it is definitely on our list to visit 2-3 parks once it is allowed and they are open again. I have also already requested documents for 3 houses by email from a few manufacturers; soon I will probably receive at least information material by post for one of them. I haven’t found the suggested post by 11ant yet; I have come across the recommendation a few times in other threads now. Do you perhaps have the thread title? :)



Would a plot of land with a developer tie-in be so "bad" compared to a separate purchase on your own beforehand? I had already read here in the forum that it also involves a tax matter, but have never really found figures on how big the differences are.

Only "bad" in the sense that you a) are tied to it and b) pay real estate transfer tax on the house and land. Example: free plot purchase €200,000 and house construction €400,000 = real estate transfer tax 6.5% on €200,000 = €13,000 combined purchase of plot and house for a total of €600,000 = real estate transfer tax on €600,000 = €39,000

That can have 2 disadvantages: 1) The property transfer tax is due on "land and house," see Nordanney's calculation. Some write that the house provider claims this is not the case, but they probably never give it to you in writing. So be cautious about sellers' statements. 2) You are limited in house selection or now have to build with a somewhat more expensive provider – you could perhaps save 20k with free provider choice or invest this 20k in a few extra square meters or better house equipment. Or you have to build with a cheap provider who cannot fulfill your special request – or charges outrageously for it. There was someone who said he gets radiators and no underfloor heating or underfloor heating only on one floor. You should know such things BEFORE you sign anything.
